Training and Consulting Agreement
You have selected to use the training and consulting program created by How to Build Your Own Home, DBA of Kelsch Construction LLC, which includes the following:
- For the GC package, a preliminary plan review. This can take place in person if convenient but most likely it will take place via phone conference while looking at the plans & site elevations in PDF format. Email plans to [email protected] within 24 hours of the scheduled meeting. This review is intended not to suggest engineering requirements but to discuss costs to build, management of build, and how best to schedule the build in addition to best practices in finding conditioned space utilization for mechanical installation. We may also discuss issues in design, options in technology, possible unknowns in build issues, HVAC placement, and site logistics and more.
- A second conference is then called upon before formalizing a budget. The reason for this conference is to have a second eye look at line items in the budget and offer counsel to make sure proper contingencies have been put in place to avoid being found under budget.
- Access to all checklists as needed through the construction process. These checklists are not inclusive for all local codes and requirements. They are meant to help organize, schedule and check for quality and to help catch things easily overlooked or forgotten. They are organized in the build process. They are not meant to be inclusive for all builds, nor are they meant to replace local and international codes. They are focused on reminder the owner builder of processes, best practices, experienced advice and general construction management.
- Access to a templated budget. This will be in excel file format and it is recommended you save the template and then copy for a working budget in case you need to return to the original. This budget is designed for lenders; however, it does not include specifications. This is done in a separate binder.
- Training on how to create a binder, how to fill out draw sheets, how to gather proof of insurance/licensure and lien releases from sub-contractors, & state construction registries.
- Training on how to get and select bids, organize invoices, and submit draws to lenders.
- For the GC Consultant package, phone, text or email support. Allow at least 24 hours to reply during the regular work week (Monday through Friday). If an emergency, call me directly.
For those in the GC Package, this is an agreement to hire Keith Kelsch as a consultant and mentor only. By accepting you acknowledge that Kelsch Construction LLC is not acting as a general contractor on your construction project. Neither is the licensed contractor Keith Kelsch nor DBA How to Build Your Own Home. This service is strictly a mentoring/consulting program to help train you to manage your own build. Therefore Kelsch Construction and its employees and DBA How to Build Your Own Home are not liable for any work performance, injury or quality in workmanship of your build project. As an owner builder, you are the contractor of your own build. As part of this agreement, you also agree to the Owner Builder Oath.

- I will not DIY everything.
- I will value labor and skill as if it was my own.
- I will focus on quality, time and cost, in that order and together.
